Rents could rise by 2.16% in 2025, according to the August inflation figures released today by the National Statistics Institute (INE).
According to INE data, in the 12 months to August the average change in the price index, excluding housing, was 2.16%, a figure that serves as the basis for the coefficient used for the annual update of rents for next year, under the New Urban Lease Regime (NRAU).
However, the actual value for updating rents – applicable to both urban and rural areas – will only be determined on September 11, when INE releases the final data for the CPI for August 2024, after which it will have to be published in the Diário da República by October 30.
Only after publication in the Diário da República will landlords be able to announce the rent increase to tenants, and the increase can only actually take place 30 days after this notice.
This year’s rate, to be applied in 2025, represents a slowdown compared to last year, when it was set at 6.94%.
It should be remembered that the previous government decided not to impose a brake on rents in 2024, as happened in 2023, but approved measures to strengthen support for tenants.
